Whether you're a first-time renter who has just moved out of home or a seasoned renter who's tried their fair share of suburbs and properties, there are essential things every renter needs to know. In this article, we're detailing the vital things every renter needs to know from securing a property without a rental history to getting your bond back

Have Plenty of Information Available if You've Never Rented

If you've never rented, you may be worried that it will be hard to secure a place without a rental history. If you can, however, demonstrate to your landlord or property managers that you can afford the rent, have consistent income, and you're a mature person who will look after the property, you won't have any problem securing a rental property. The best way to demonstrate these factors to potential landlords and property managers is through reference letters, bank statements and payslips and attending inspections in-person to make a good impression.

 

In a Competitive Market, You Need to be Organised

Rental properties get snapped up quickly in a competitive market. To give yourself the best chance possible of securing your dream place, make sure you complete as much paperwork as possible before you inspect the property. Some real estate agencies will allow you to submit a One Form application online, and other agencies will ask you to fill out their own written form. Double-check with the real estate agency and get all your identity and financial documents ready before the inspection so you can apply as soon as you inspect the place.

 

Know Your Rights

Each state and territory in Australia has its own set of regulations covering renting and tenants' rights. Search for the relevant tenancy authority in your state to download a tenants' rights handbook, so you're aware of your rights and how to resolve any serious issues that may arise.

 

Deal with Noisy Neighbours or Painful Housemates Quickly

Hopefully, you'll filter out any properties where the neighbours or your potential housemates may be a problem in your property search. But, that's not always the case. If you've discovered that your neighbours enjoy parties and loud music, try asking them calmly if they wouldn't mind being mindful of their noise. You can always contact your property manager or the local police if the noise continues and it's showing no signs of stopping. The same goes for housemates, make an effort to calmly resolve any issues as soon as they arise. And if it looks like you're not compatible, either discuss how you can make living together work or move onto a new place.

 

Renting provides you with lots of flexibility. You can try different types of buildings and suburbs as often as you like. To make renting work best for you, keep the tips above in mind to make sure your home is somewhere you look forward to spending time in each day.
